We look for schemes with enough scale to establish their own character, and enough flexibility that the mix can be adjusted as a district matures.

Retail & Lifestyle

Shopping, dining, markets, landscaped commercial areas and destination-led developments. We look for locations with established footfall or a solid reason for it to develop, and layouts that allow the offer to be refreshed over time.

Hospitality & Entertainment

Hotels, resorts, leisure, cultural and entertainment projects, both independently and within larger developments. We work with established operators and assess these projects as much on the strength of the operating business as on the real estate beneath it.

Education

Private colleges, university campuses, research facilities, student housing and education-focused developments. We invest in education-related property both as a standalone asset class and as a component of larger mixed-use schemes. They anchor the districts around them, generating housing, retail and service requirements that extend well beyond the campus boundary.

How We Invest

Direct Acquisition

Purchasing existing properties and operating assets outright, generally where an asset is already performing and would benefit from an owner prepared to hold it and invest in it over time.

Development

Building new projects, either independently or alongside local partners.

Joint Ventures

Investing alongside landowners, developers, institutions and operators. Structures vary by project, and we are comfortable with both majority and minority positions where the partnership and the governance are right.

Repositioning

Acquiring entitled, partially developed or underperforming projects and adapting them to a stronger long-term concept. This may mean altering the mix of uses, changing the operating model, completing a stalled scheme or reworking a master plan around a clearer idea of what the place should be.
