Nad Al Sheba Mall is a neighbourhood retail and lifestyle destination in Dubai, bringing together shopping, dining, leisure and everyday services in one place. The scheme opened in 2025 as a mixed-use community mall of around 500,000 square feet, with more than 100 retail and leisure destinations, rooftop sports and wellness, and parking for more than 900 vehicles.

The Noor Agency's interest was in the long-term quality of the place: a district with established surrounding demand and an asset that serves daily life as well as destination visits.

Rugby School Dubai is the first Middle East campus of Rugby School, opening for the 2026–27 academic year as a British-curriculum day school for pupils aged 3 to 18. It is being brought forward locally by Aldar Education in partnership with Rugby School Global, on the existing Nad Al Sheba campus previously occupied by Kent College Dubai.

The opportunity centred on the repositioning of an operating campus, already established within its neighbourhood.

Peninsula Four sits on the Dubai Canal in Business Bay. The scheme is led by two residential towers and a waterfront plaza of retail and dining. A medium-rise office building forms part of the same plot and was completed in 2026 with the rest of the phase.

The case for the building was the district around it: an occupied waterfront neighbourhood with retail, dining and everyday footfall, rather than a standalone office tower.

The Noor Agency's interest was in a long-established education location with durable occupancy and a clear role inside Dubai's education cluster.
